My pricing for fence materials have gone up over 30% now that I can get it. Now I'm thinking of holding up till spring in hopes the prices go down. or will waiting screw me even more and they go up higher? IDK...

My moms been waiting since summer for her fence. Guy did her neihbors yard and has been "waiting for materials" ever since for hers. Thanks goodness I handled that so no deposits were given.

Also allot of predatory crap going on under the guise of "covid delays". Contractors getting busted all over for fraud. The floodgates of home remodels and construction will bring out the dopes on both sides for sure

wait a couple years until the covid baby boom hits... :banana:

With a low rate, you will save more in long run than your paying for a higher price even with the low inventory of homes for sale.

Is the market good for sellers right now? You betcha.

Is the market good for a buyer or a Refi right now? You better believe it in a heartbeat!!!

I should probably wait for a buyers market on some property over the next 5 years, but the last time I checked, I don’t remember an increase in inventory, just a constant increase in prices and more farms getting broke down into smaller tracks, 30 million folks in Texas, and with the growth rate at more than twice the national average.

The new administration will probably throw In new policies in place for a repeat of the 2008 housing crisis.

Same guy in office from back then so rinse and repeat... like when they suckered "new first time buyers" into buying houses by offering a "8k tax incentive" to unworthy clients.

That tax credit pissed me off - I missed it by 2 years lol

I know! We have been checking HAR everyday looking for houses that suit us. So frustrating that there's not that many good houses on the market and there's no good lots that I can build what I want on either.

I guess you don’t recall the picture he posted moons ago. He really needs a new shower/bath remolded.
A good deep cleaning and some fresh paint can go a long ways. But yeah I've forgotten what it looked like.

Just buy a recreation property now, over 10acs, probably 1:15min drive from ya, rework those ponds for some awesome duck hunting, there is good deer in this area too, across the creek is a high fence ranch. The one house close to the creek is not part of the property est. 5acre is cut out of this track.

BNL works for a large builder, the customers can options like 35 year shingles, 30, 25 or whatever, but actual colors may vary because they get what they can get their hands on, windows are the same way, customers can choose from grade, good, great, to most efficient etc.... builders are having to eliminate custom size windows because 6 to 7 month back up.

As far as shower/tub combos go it is a horrible setup. It was supposed to be a wedding / house gift but damn it is bad.

Glass prices increased last week by about 8% per my buddy who buys for a local glass mfg.

I was just checking out my rate drop for my savings account.

Is it me or is this totally backwards for our current events?

I thought when times were tough inflation hit at about the same time as rates skyrocket.

Just trying to figure out how the gubment can keep putting out 0% interest loans so that anyone who has a little piggy bank gets next to nothing

If that house wasn't there to the right side of the property with another house right behind, it'd be a nice property for sure. I'm also looking for land where I can shoot at least 600 yards and have ~270° so I can make a berm and shoot without having to worry about hitting someone/something on accident.

I’m not sure someone actually lives in that other house, have realtor locate property owners and make an offer.

You will not find another property(shelter, water, septic, electrical) hunting, like this, that close to Houston in that price range with 13+ acres...

I’m done looking for property in general, only looking at property with homes 30min South of me, in case a nice house on more acres comes up, I will sell this on contingent contact est. 500k price range, cash out my equity - $190k for a skid steer and new Barndo build on my property. My realtor knows what we want and unofficially our house is on the market if a match can be made.

On the stock market talk, what is going on with AMC and GME?!? I keep seeing people posting things about making phenomenal gains very quickly. While it's tempting, it very much has the "too good to be true" feel that is keeping me far, far away from them.

i’ve heard some crazy things as well. I know just about enough to be dangerous when it comes to the stock market, so therefore I plan to stay clear of any potential lost that I am about to encounter by diving into the stocks.

IMO your about 5 weeks late if your thinking about getting into those stocks, you need to know about stocks options; calls & puts and verify the options that some of the headge companies put on these stocks, BILLIONS of dollars have been lost by hedge fund companies and short sellers themselves.

Oh, I agree on being too late on those stocks. I just keep getting feeds pushed to me, so I'm not 100% sure what is going on with them as I don't read all the articles.

My basic understanding is that the stock was shorted by some of the big fund managers and people on the internet (most popularly, Reddit) are building them up to a valuation way beyond anything realistic.

I found the stock thread on TW and found it to be largely similar to the r / wall street bets page on Reddit....even similar verbiage, like "diamond hands."
