This was the first year we lost but they sent us back a TON of paperwork on why it’s value is what it is and that paperwork all seems like a bunch of bullshit. But since we put in a pool I feel it’s harder to fight considering they know about it.

I may be SOL. I added like 2000 Sq ft of covered patio/carport area and a new standing seam metal roof last year.

The amount of paperwork they sent us was overwhelming.. I bet it was 100 pages of comps. To read them required a degree in hieroglyphics. It was pretty much bullshit. Adding here and taking there for a house in a different neighborhood of different sq footage and different sized lots. Just bullshit. I imagine its like a bill going before the congress or the senate for approval. Fuck they have our house all wrong on the site as well, wrong sized living space, wrong sized garage, wrong sized lot (I speculate this is due to a water right on the back of the lot which they don't tax me on...yeah) I thought about getting it reappraised but then thought better of it.

Went fishing this morning. We haven't used this shower once since we moved in last year. Just pulled this out of it. Only room in the house that hasn't been renovated.

Burned down almost 1ft below ground, 2 tanks of gas on the leaf blower, 20lb bag of charcoal overnight, est total cost $10 and a hour of labor digging out ash. Easy labor and cheaper than a stomp grinder.

Value should not go down but going back to 2016 is generous of them. The retro active part of any exemption is at the discretion of the chief appraiser. Hood County is notorious for not doing crap to help the home owner.

I didn't figure it would, but thought it couldn't hurt to ask. Kid #2 is on the way and we are about to go down to a single income. Having that value dropped would REALLY help.

If your house is more than 5 years older than the houses around it/ comparables you can argue the age issue to get the value dropped some. That is one thing that a lot of people overlook is age of the home - it makes a big difference to buyers so it should to the appraisal district too.

That is going to be my arguing point on my property this year. My house is 11 years old this year and they have it valued comparable to brand new homes in my neighborhood. I am looking to argue it down at least 10%. The counter argument is that my area does not have a glut of home inventory because everything is selling so fast - new and used. It is a fair argument that age does not matter at this time. But like you said; if I can get any adjustment I will take it.

Added another 4' LED light in the garage last night. I think I'm on a quest to be able to see my garage from outer space lol but it made a huge difference in that corner of the garage.

Also, spent an hour cleaning the garage for a new round of projects. Planned out my 80 gallon air compressor regulator/filter/oiler combo setup as well. I need to make a trip to Home Despot for some parts.

EDIT: Forgot to name a part.

Anyone know where I can get blunder plugs anywhere else but Kawneer? Their list price of $5 per SUCKS, but I also can't use the crappy plastic ones from Amazon. Looking for metal ones anodized and worst case metal thats painted.

Blunder plug...that's a new one for me. I've just heard em called knock out plugs.

Danka! Think it's an oldschool name for people who drilled holes in the wrong locations then needed to plug them. I was real lucky and had some real old, wise mentors train me up lol

No problem! I'm surprised Grainger had em that cheap. I would've figured it'd be $10 a piece from them!

Been buying my big turnbuckles from grainger, 3/4x18" that I use to hang my canopies for restaurants. Like a moron I didn't even bother to check Amazon. Been paying around $100/ea and having to deal with the morons over there, shipping delay excuses, etc. Found em on Amazon the other day for $45.

I don't know.. a lot of that Amazon stuff is subpar from Chinca. It may be the same thing but I am always leary of it.. especially if its something that can kill you if it fails.

6 yards of "river rock" delivered today. Not impressed with it (too small) but the wife likes it.. (whoaa wait.. she likes small things.. fuck. No comment from the peanut gallery). Guys put down most of it, still have a couple yards left which they will do tomorrow after work. Guys are doing awesome work, cannot complain at all about their work. I'll post pics once they are done.

Ok, I guess its done for a little bit.. still need to fill the firepit are with some rock in the bottom and then some colored glass on top. A project for this summer. That glass shit is stupid $$$. Like $7-8 a pound and we need 120-140 pounds so they say! No no.. has to be a better way.
