Anyone ever replace the mixer valve in their shower? Mine has recently upgraded a random drip to a decently annoying trickle. I am debating getting a real plumber to fix it vs doing it myself.
It's not hard to do yourself. The hardest part is finding the brand of mixer valve you need. Hopefully the cover plate will still have the brand name on the front of it.

If it's a moen the cartridges are free you just have to send your old one back. Many people don't realize it and end up buying a new one
Good to know! I always end up buying it because I need it now and not 3 weeks later... I use all Moen fixtures in my mom's rent houses.

If the job can be done for that little then it is worth it for someone to do it right the first time. The costs if I screw it up or start breaking tile for some reason is not worth it. I could not find a brand name on the shower head, mixer control, or faucet.

I hear ya, I always hate paying people to do things I can do myself though I guess it's the cheapness in me, that and my dad and grandfather have been doing plumbing/heating for 50 years so most of that stuff just comes second nature to me.

I've never given them a receipt but my dad has a collection of "bad" cartridges when he tears them out of people's houses then I just take one of them back and get a new one lol

Update on the vacant house across the street. City drained the pool today and posted 3 more abatemet notices that have to be addressed. Remove trash and junk from driveway, the fence around the pool is not 4 feet tall, and the gate has to be self latching and close on its own.
Pretty much anything the code officer could write the property up for he did.
So now they have 15 days to addess it and will get a ticket if not. Then another 15 days the city will addess the violations and take care of it themselves and add more fines or lien the house.

You should buy it as a rental.. live across the street so you can keep an eye on it. Bet you can get it cheap!

I thought about buying it but couldn't get it cheap enough for the amount of work it needs. $175k is too much when it needs $60-$80k and is only worth $240-$260 if it is fixed up.

The new owner is an investor so he is either going to fix and flip or patch up and rent. He has had the house 4 months and only come bye once to get the first round of tickets and notices off the door when the city mowed the yard.

Pool is running.. well sorta. Can't turn on the heater for another 8 days or so. Can't put salt in the salt vessel for another 3 weeks (have to use pool shock until then). They sprayed the patio and all concrete areas with SunDek today. Stuff is cool! I really like the look.

Looks much nicer than just concrete. How abrasive is it? Looks pretty smooth.

Growing up I never had to trim my black labs nails because he would always run around the pool and our concrete was very rough. Every summer I'd have to build up callus so I wouldn't bleed from it. Hated that stuff. Anyone we invited over would leave bloody. Pool was also very abrasive and that sucks because it was hard to keep clean. Used to have to drain the pool and acid wash it every season. Thats before automated vacuums and all the fancy stuff they have these days. I loved the pool, but also hated it because I was stuck taking care of it.

It's pretty smooth yet anti-slip. Plus its UV resistant so its not supposed to get as hot as concrete, reflecting the rays back.

Well crap... so today at 4 there is a person coming from the pool company to teach me "Pool School". Well the water was a little low... like just at the point where it was coming into the skimmer. So I thought "hey, let me add some water"... so I turned on the hose and then I got sidetracked. Whoops! I let it go for about 3.5 hours.. should have been more like an hour.. maybe 90 minutes. It didn't overflow but its above the tile, above the skimmer entry points.. its about 1/2" up the coping (1.5" or so from the very very top). I need to run out and pick up a 120v submersible utility pump. Dumbass. Might look into a water timer for the spigot outside.

Learned something at Pool School today. I can hook a garden hose to my pool piping on the side of the hose and drain off excess... also learned that the pool has an overflow drain.. which explains the wetspot on the righthand side next to the patio! Cool.. don't need to buy a pump... did buy a timer though.

I'm probably too late. Many of those manufacturers have a lifetime warranty. We had that same problem in or last house.

The catch is that the warranty only applies to either the first owner of the house or the person who bought the fixture. I wasnt the original owner of the house, but I lead them to believe that I was. Next thing I knew, I had a new valve in the mail and didn't have to return the old one. Just give then a call.

They can even walk you through replacing it over the phone. I was amazed at how easy it was to swap out.

I have no plan to do anything about it until after I get back from BBRSP. Sad I know but I have too many irons in the fire at the moment and do not need another. Thanks for the info though - I am the original owner so that should work for me.

Go ahead and make the call so you can get the part in the mail.
