Replaced two closet fixtures in the master closet, removed 4ft fluorescent T8 fixtures and replaced them with two 4ft LED fixtures, holy bright!

Mowed, weeded, stained and hung nest boxes, 2 blue bird boxes, 2 owl boxes, 2 more bird feeders, 2 hummingbird feeders, and one large bat box and one dead squirrel died by accident today, weird.

Anybody know how to go about selling one of my kidney's on the black market?

Did you get a 2nd opinion on replace the entire system? Is it older than 20yrs?

Name brand unit 4ton inside and out will run about almost $6k, estimating from the quote I got last year from our old house, until the 2nd AC guy said, just replace fan motor, compressor, new copper line and evap and some new duct, $2300

Wish you were closer Rob, my A/C just went out and I was going to have to replace my outside condenser but found an honest company who found out my unit was still under warranty and just replaced the condenser coil. They were great and explained everything the whole way. Awesome company...sorry, I know that doesn't help you any buddy.

There are man Servicemen that do that more often than not. I have met many in my Real Estate career. I call them Salesmen. I have one whole house furnace that is 60 plus years old and after a $27 part and a new programable t-stat, it works fine. I also have a couple that are close to 100 years old in some rentals and they keep passing safety checks and work just fine. You want to guess how many Salesmen - oops I mean Servicemen tell me they need to be replaced?

I have a friend that has patched my existing system back together a few times for free and he has been telling me for 2 years that I needed start thinking about replacing the whole system. The current set up was installed approximately 1 year before I bought the house (10 years ago) by some sort of home appliance warranty that the previous owners had. It's some no name builders grade crap equipment. It's also undersized in the first place at 3 tons trying to cover 1780 sqft, if it is over 90 degrees outside then it never stops running and struggles to keep the house cool. Right now the evaporator coil in the attic has sprung a substantial leak and I could replace just the coil but I really need to get a 3.5 ton system which means that everything including the furnace has to be replaced at once. I might still have to just replace the coil depending on how the dollars and cents play out.

I have another contractor coming this afternoon to evaluate and give me another quote. So far the lowest bid I have is $6.5k and the highest was 9k.

R-22 unit. He's gonna have to sell the other kidney to charge the unit lol

Yep, my current set up is R-22 and it has completely leaked out. I have a buddy who is supposed to be "reclaiming" me some freon from some old units today to get it running for the short term while I figure out what I can do to fix it permanently. I just hope it last longer than a week! It is obviously leaking pretty quickly.

Man that sucks Rob. If you are spending that kind of coil on a new unit, might as well toss in 300-500 more and have some more insulation blown in after they replace it.

Well I guess those thunderstorms last week got my dishwasher. Damn thing wouldn't power up when we went to use it on Sunday. GE repairman just left. He fixed it, burnt out control board. He said its where the power comes in at. Anyhow, $368 dollar fix. At least its fixed I guess. Better than buying a new one.

All new HVAC installed yesterday, 3-1/2 ton 16 SEER Train system with gas furnace. They cut holes in the ceiling and added a small 12 x 12 return in all of the bedrooms with duct work to tie it into the main air return, said that it would really improve circulation in the house. Best part is a full 10 year parts and labor warranty so hopefully I wont have to worry about it for a long time.

homes that have less of the open concept, this is the new recommend practice of adding extra return vents, downside is just more filters.

Really great job on the attic install and good efficient unit, but it is recommend that the outside unit is not under the house eve, needs to be about 2ft from the exterior brick wall, but hard to tell from pic also.

Save your receipt for FY15 IRS taxes, if you have not already exhausted your energy credits.

I have a train system in my house. I have a return in every home. One two filters. Two big fuckers in each of the units in the attic. It works awesome. My electric bill is half what it was in a house that was 1200 sq ft less with a single unit and two ceiling mounted thin filters. My largest bill last year was $190 compared to $350-375 in the old house for similar months. Rob is gonna love this system.

Granted mine is a dual unit but both are set to the same temps for 99.9% of the time

I have been talking about doing some sort of outside improvements for a while now. I was given some free honeysuckle and a hummingbird plant from my boss' wife. Then this happened...

This was 6:30am today.



Then 3pm this afternoon. I just need to pick up the rest of the pavers and sand to finish the patio area.
