That sucks man. I know of some property up here that will be coming up for sale at some point, guessing withing 12-18 months. 100 acres, house, creek in the middle, deer, pigs, and turkey.

Plan B, owner has 17ac tract, iirc no antler restrictions in his area, only livestock is 3 mules, no direct neighbors on 2 sides. across the road there is 1.000’s of natural acres, that surrounds that coal plant and lake. The dude is a 55+ age bachelor, non hunter but likes guns, has a 2nd home in Rockport and he goes there almost every wknd chasing loose women on his fancy golf cart,

The Orange is on schedule next week at his place again to clean out ~ 1.5ac corral, gonna propose a barter/huntin deal.

You've got whisper pickles right? Just pop em quietly and clean em where the neighbors can't see em. If you don't pop them, then some other land/lease owner will

crazy people like this is why I don't pop tree rats in the air. my neighbor could have named them all and feed them daily out of her hands for all I know. same crazy people prob think they themselves will live forever


on the other hand - I could feel some kinship if something like this happened, but still my feelings would never be over ridden by the reality of what happens to all living things let alone wild animals

Busy day getting some last minute stuff ready for deer hunting.
Built a new ground box blind, set up 2 other open ground blinds, trimmed some limbs, and filled feeders.
Managed to sit in 1 of the new blinds and got a pig. Dropped on the spot with the 264 at 160ish yards.

Got some pigs in the trap that are just the right eating size.
Also shot another that was rather large. Easily 200 pounds with a huge head and good size cutters. The 264 layed it down instantly. Very pleased with this gun and the 120 grain Nosler balistic tips.

Not sure how long realtor.com has been giving flood risk & Fema info, but I like it. Should save me some time having to look it up individually. Looking for land on water w/o flood risks. I usually use via landwatch, but now Ill see if the lots are also on realtor.

Looks like the Phillips family/trust/Corp has had ownership since year 1900 on the mineral rights, so no minerals convey

Not sure how TX law handles that but I dug into some land in WV that didn't have rights and when I got into the fine print I realized there was no way to make that kind of investment. WV landowners have no rights w/o mineral rights.....basically just the sucker who pays the taxes on the land he can't develop.
