Did you read on that attachment that I sent you that FELPS requires a hefty liability insurance clause if you want to tie into the grid, that may be a deal breaker if the damn ins cost. $1000 roos per year.

I read part of it, didn't catch the part about the liability insurance. I am still waiting to hear back from one final company... which reminds me, I need to call those guys and see whats up today.

Just ordered a SportDOG In-Ground Fence system with an extra collar, let's hope amazon delivers by Friday because my dogs will arrive also.

You should get extra collars for the kids. Its fun for the whole family. :D

I bought a anti barking collar a long time ago and tried it on. I "tried" to make barking noises but the self preservation piece of me wouldn't allow it. lol My dog quickly fucked up the collar though, I got a second one (free of charge) and she fucked that one up as well. Dog 2 Collar 0

I have an electric fence going along the bottom of my privacy fence. My dog likes to get her paws under the pickets and break them. After one shock, she stays awake from the pickets.

My parents have one of those wireless electric fences. My sister had a yorkie at the time they first got it and my dad set his collar to the middle setting. It wasn't strong enough and he could go right through the fence. So my dad turned it up the next setting and it was so strong the dog would start getting shocked and he would just lock up and fall over. He would just lay there getting shocked and not being able to move. Me and him thought it was the funniest thing in the world. My sister didn't.

Mother N law was like those will hurt the dogs, and I told her if the boys don't behave they will have to wear one too, no response yet.

Did a lot of stuff around the house today. Yard work was a big one. Sprayed outside and inside for bugs to get ready for cooler temps. Used this stuff called viper to mix with water in my pump up sprayer. Works real good and Amazon has it for under $20. I also used a triple does to spray a yellow jacket nest in a retraining wall. Hundreds were in the wall made out of railroad ties. Then waited till dark and closed the hole up with expanding foam.
Also cleaned out the shower drain. Used a coat hanger. Make it straight and then bend it in half. Insert the bend into a drill and shove it down the drain and turn on the drill. Got a ton of hair out but worked great.

I managed to get some big work done on my homebrew stand today. This will allow me to brew a wider variety of beer and bigger batches. (From 5 to 10 gallons) There will be a few more days of work but as for now it is pretty close to brewable.

Right now we live in a 1950's mid century modern home. The vent for the dryer is all effed up. Z had her brother over to 'fix it.' He likes to do things his way (varying degrees of crapy in my book) so I steered clear. I knew the were more problems 'below the surface.' By the time I got home he was gone so I took a look.

Long story short, I removed all the flooring. From Top to bottom -1" plywood covered in vinyl, 3/4 sponged particle board, self-leveling concrete and 1 1/2" tongue and groove. The T&G was rotten all below the washer, so the prior owner put self leveling cement over the rotten wood - WITHOUT removing the rotten wood!!! Then, probably 10 years later, they covered it with the sponge board. Then another 10 years the plywood came. Having spent 12 years selling homes, I can't stand the lazy ass contractors and 'repair men' that make such effed up repairs on top of effed up repairs!!! It's a raised foundation with 4"x6" floor joists 52" on centers. So now I will have a very, very nice way to get under the house (old opening was too small for this Santa to squeeze through) by having a 52" x 32" trap door. ... and a new, properly routed dryer vent. :)

Z always wonder why I am always so gung ho about fixing water leaks. Now she can see. :)

Thanks. The second cut on the corners added a lot of time in the cut/clean of the project but I think it was worth it. I'm leaving the top of the stand completely level so I can bolt a top on it for using it as a worth bench. The entire thing is built out of 2"x2" 11 gauge tubing so it is plenty strong. I figure it will support anything I can lift onto it.

That was one hell of a nice patch job - twice! Does it make you leery of anything else you might find now?

I've already replaced the skylights - they had the cheapest plastic ones you can get, cut a hole in the roof and applied some silicone and 'installed' them. Didn't keep much of the rain out! lol They have been replaced with glass ones (low e, etc), flashing, etc.. I know there is only two types of skylights, ones that leak and those that will. I will guarantee that the remaining parts of the roof would leak before any of the skylights I installed start leaking.

Good insurance isn't cheap. :) My partner and I pay $17,000 for wrongful termination. Certainly allows me to use my head when making decisions about 'needing' arrows that are pointing in the wrong direction. Umbrella insurance that blends your home owners and auto and then puts a $1 million or so on top of the others incase you really screw-up. It allows you to focus on life's real issues. :)

You know I'm a web wheeler. My friend wanted to wheel today at 5 AM. 'Couldn't' go since I worked from 10 am to 2 am yesterday on that laundry room project. You can tell that I am not getting flat rate. A little overkill on a few things but I don't want to have to screw with this ever again and I am looking forward to opening this bitch when I re-pipe the house to get rid of the steel pipe. The 18' of venting is tied with plumbers tape every 18", double at joints and 3 times at the one ninety. That thing is not moving. :)

The glued and screwed T beams are overkill too but I had a bunch of 'free-to-me' 2x6s used as Home Depot shelving. Also did a similar deal on the rear member to more than make up for the 4" hole. :) The 1" holes are to be used to lift the beams up. They are met with 1" holes from the back at a 45 degree angle to make it natural. They will be closed from the bottom with a piece of plywood.

Can't wait to get this one done but you would not be able to tell that from details. :)

Nothings overkill when its free. lol just be careful when nothing boards. That 2x6 that's notched is now a 1x2 essentially.

Up until the point that it was glued and screwed to that 2x6. :)
