After leaving the garage door open the other night... 2nd time in about a month. I decided to do something about it. Ordered up an automatic garage door closer off Amazon. Install was pretty quick, hard part was that you have to run two new wires to your wall near the other garage door buttons to mount the disable button. Well the distance was too far for the amount of wire they gave me... plus I didn't feel like fishing it down the wall filled with insulation. So my disable button is mounted directly underneath the garage door opener. Right on the bottomside. Thing works like a champ. My only complaint is that its noisy! When it is about to close it starts this loud ass beep and it beeps for 30 seconds... then it closes the door a little bit... still beeping... pulls it back open... still beeping.. then finally closes all the way... still beeping.. and once the door is shut it seems like it beeps for 5-10 seconds more.

Been doing research on tankless units and think I am going to pick one up tomorrow and install it. Best part is that I will get a little more storage space in the garage. Oh the joys of home ownership.

You may hate me for what I am about to say. The instant deals are great for new construction. For replacement for your home it is a bit more interesting. If you are running an electric - no real issue. If you are nat'l gas then it is a bit more involved. Let's say you have a 70,000 btu water heater, that 70,000 btu can heat a tank in let's say 40 minutes. With an instant water heater equivalent you may need 250,000 btus since you need to blast that energy immediately. If you have a 3/4" or 1" line to where you will install the unit, no problem. If you have a 1/2" line to the unit, it would be more involved since you will more than likely have to change the gas line from the meter to the unit.

Rinnai Tankless Water Heaters typically require a ¾" gas line to provide a sufficient gas supply to the unit’s burner. However, if there is sufficient pressure and the gas line is short enough, there are some cases where a ½" gas line can be used, which is the most common size used in the United States and Canada. This can make switching from a tank-style water heater to a tankless water heater faster, easier and less expensive.

As with all tankless water heater applications, installers should check and abide by local gas-pipe size and licensing rules and codes.

Thanks Roger. Tank less needs 3/4 and I was not prepared to run a larger line across my entire house. Picked up a new 9 year 50 gallon unit. Best part was it was on sale for 10% off.

I hesitated to rain on that parade but I have gone through that exercise with clients. Tough to justify it. Plumbers love them since they get the 3/4 or 1 inch conversion as well. Sorry.

Installed another garage door on my rent house. Also cleaned out all the junk my father had collected over the years a looonnnggg time ago. Garage looks a million times better.
