I have considered getting one of those closers. The one I have seen is set for a time and it will close at that time if the door.
Discovered tonight while trying to give my son a bath that our hot water is out. About 2 weeks past our 1 year home warranty that came with the house.
Been doing research on tankless units and think I am going to pick one up tomorrow and install it. Best part is that I will get a little more storage space in the garage. Oh the joys of home ownership.

I hesitated to rain on that parade but I have gone through that exercise with clients. Tough to justify it. Plumbers love them since they get the 3/4 or 1 inch conversion as well. Sorry.Thanks Roger. Tank less needs 3/4 and I was not prepared to run a larger line across my entire house. Picked up a new 9 year 50 gallon unit. Best part was it was on sale for 10% off.
new unit is all done and already hauled off the old one. a warm shower felt good.
