Most newer heaters have FVIR as well so elevating them is no longer required, although it probably still isn't a bad idea.

Nice, I just read about that, even with those newer heaters, the biggest warning statement is still one he first page of the installation manuals, keep flammables away!!

Thanks for the links on the exterior trim differences Mike. I was just going to ask what something similar to that.

Light fixtures have been going out like crazy in and outside my garage. I got a 35W led barn light w/a dusk to dawn sensor to replay the clapped one on the exterior. Damn that thing puts out some light. I got 2 of them for 53 bucks on Amazon. Next up is the interior LED upgrade. View attachment 7797View attachment 7798
When you decide to demo your coy pond, can we have a crawl day where we can just play around on the rocks? lol

I think it would be a great excuse to pick up a RC rock crawler.

I have two. Neither run. Them things are expensive to fix when you break them. Maybe thats what I'll get myself for Christmas... The parts to fix them after 3 or 4 years of them sitting in my closet.

Yeah, I have 3 RC cars, all hobby store kind not walmart kind. I think one, maybe two run. I know I need a new battery pack for each.

Yeah mine were rather expensive. I need several parts for each as well as new batteries. I'll get them running again someday.

That's exactly what I tell myself when I see them. :) Neighbor across the street has about 30 RC cars up to multiple of the 1/5th scale baja buggies that appear to run off a chainsaw engine. LOL

Oh it isn't missing it... its left on intentionally. I do have a crapload of stickers out there though. There actually might be an AP sticker I need to cover up somewhere. lol

Getting there... water is going in. Still need to plumb gasline to the fire pit and finish up that. SunDek guys still need to cover all the concrete areas. Then its sod and sprinkler systems redo and add landscaping.

Yes, concrete gets SunDek, an epoxy like stuff that is UV resistant (cooler in the summer) and antislip. It will be existing concrete and new.

Ah hence the name SunDek... duh.

Very nice and where is the 10ft brass pole going?

Awesome that definitely feel better on the bare skin piggies.

My job as a father is to keep my daughter off the pole, hence no brass pole will be installed near the pool. The brass pole in the bedroom is camouflaged as a ceiling support. lol

Also.. anyone know of a good wood sealant/stain I can use on the kiddo's play house? Its cedar (I believe) but the summers have been brutal on it. Want something water based so I can wash it down if i get some on the concrete.. also want something that I can spray out of a cheap weed sprayer. Thoughts? I would ask at Home Depot or Lowes but figured I would ask folks who might actually know or who have used something. When I do it I will cover the firepit area with a drop cloth as the playset is only about 15-18" away from the area.
