Centralized county ISDs would make sense but would abolish some of the good ole boy system and would really only cut down on the upper 10% of ISD management. They also happen to be the largest portion of payroll per person so there is still a lot of money to be saved doing it.

Got moved into my parents house (where I'm staying until I buy something) about two hours ago. Took a shower and now the guest bathroom, hall, and part of guest bedroom's wood floors are floating. So looks like I've got a plumbing and floor project to keep me busy for a bit. I knew I should have just offered to pay rent instead of "fixing some things up around the house" in place of rent.

6 yards of "river rock" delivered today. Not impressed with it (too small) but the wife likes it.. (whoaa wait.. she likes small things.. fuck. No comment from the peanut gallery). Guys put down most of it, still have a couple yards left which they will do tomorrow after work. Guys are doing awesome work, cannot complain at all about their work. I'll post pics once they are done.

Yeah, it wouldn't be too bad if it was just the bathroom... Pull the floor and put down tile. But it getting into the hall and guest bedroom sucks. They don't really want to refloor the whole house right now (though it needs it). Probably just end up doing the hall and everything this direction from it. Then do the rest of the house later. Either way, the floor has to come up soon for proper cleanup. Then they can figure out what to do from there.

It kinda reminds me of my first car.. and my 2nd.. and 3rd.. etc. If you don't fix something you never learn how or get proficient at it. I am guessing your parents knew there was an issue and they are just looking out for you in the future. Once you fix all the flooring/plumbing/baseboards/etc they think you will be set for buying a new-to-you home. It's just practice. Good job mom and dad. :)

Yeah... Something like that.

It leaked years ago and my dad "fixed" it. But it's only been used a hand full of times since then because no one ever uses that beathroom. This was the straw that broke the camel's back though. This is all the original faucet and everything from when they built the house 15iah years ago. It's about time they got a new one. Sucks it took the floors with it when it went. But those have taken 15 years of abuse as well and need to be changed anyway. Guess we'll know the full extent of it when we test into it. They shouldn't have neglected it and just replaced the faucet and such when they had the problem before.

Go ahead and do the whole house if they want to re-do everything... That way it only sucks ONE time...not having to move everything twice or clean up twice.

Yeah but it's all up to what they want to do. Whatever they buy, I'll put down. But I damn sure can't pay $10k to refloor their whole house for them.

Since you mentioned tile work, @balakay , the Ridgid tile saw is on sale right now.

RIDGID 7 in. Tile Saw with Stand-R4020SN - The Home Depot

I've been playing with the idea of doing tile in our bathroom. The previous owners did laminate flooring in there and one of them broke. We tried to replace just the one piece, but that didn't go so well. It isn't water tight like it should be. That saw makes me think I might ought to tackle that project.

Tile is one of the trades where the labor is so cheap, why do it yourself?

Going back to the homestead exemption topic, we completed the application (again). Seems they never received it the first time, and we didn't think to follow up on it. When I spoke to them on the phone, they said that they would retro the overpayment back to 2016, which is the first full year that we lived in the house. I didn't ask the lady that I spoke to on the phone, but I'm wondering if the value will go back down to what it was when we purchased (+10% for each year). I kind of doubt it, but that would be AWESOME!

Value should not go down but going back to 2016 is generous of them. The retro active part of any exemption is at the discretion of the chief appraiser. Hood County is notorious for not doing crap to help the home owner.

Mine has gone up 78% since 2013
