So after over a year of construction on the house next door they are nearing completion. Construction supervisor spoke to me earlier in the week and said they wanted to replace the fence along the side the houses meet up. I was SHOCKED because in the past those cock biters just did it and didn't bother to ask for anything. So I told him it was nice he asked and yes that would be great. They had it done in about 24 hours and I turned out nice. Better than what was there before... well the same really, just 5.5 years newer. :)

Go roll some stain on the neighbors side of the fence before they move in! It'll help keep that fence from rotting.

This is from 2 days back. They pulled the windows and closed up some, replaced others. Got more expensive, but fairly cheap in doing so. All interior HVAC components are being replaced to the vents with 4 net-new drops for 3500. Condenser that Keith helped me with is staying for now.

What's changed?
Chose stackable washer/dryer(gas), tankless, built in gun safe, all wiring replaced with new can lights on 3-ways, and a bunch of other stuff I'm too lazy to get into.

Maybe we can agree to disagree here, but I've been in the shitter business for 60+ years and the only clients I recommend flush their water heater are ones that I want to replace their heater sooner lol I've never seen anything beneficial come from "flushing" the water heater. Usually a few weeks after the flush is when we get the problems reported. I like to stay in business so please keep recommending it! The second one I can for sure recommend, having a isolable valve is always nice. Cycling a breaker is never a bad thing if you have the money to replace, but it my theory is ignorance is bliss and I've worked for a commercial nuclear power plant for 11 years and now an electrical transmission company for 1 year and their theory is the same :) Cost vs. benefit is always my thought and I've never seen it important enough to replace all the breakers in my house. Usually the fuse at the pole will blow if there's a real problem :D

Great idea! I stained mine prior to putting it up so I could get both sides and that was a pita.

I’m not spraying shit. For one thing I have about 450 feet to do. Secondly 2/3rds is old fence. Thirdly last I need is to spray the other side of the fence and have them freak out. Now had I done the entire fence when first built and it was mine. Both sides. I should have. But I didn’t so fuck it.

Just dawned on me - if you took that pic from your yard - the fence is facing the wrong way. or at least here with our codes it would be. We have to face the nice part of the fence towards our neighbors and we have to look at the framing side. Free fence is a free fence so I'm sure you don't care and neither would I but it would make my OCD twitch a little until I thought of all the money I just saved by having them do it.

I own the fence on my perimeter. Actually 2 fences. First is 4' tall chain link then I put 6' tall wood behind it.

Are you going to take a window out of the new bathroom? Kinda odd to keep both like that.

Also, everything else looks good so far.

And remember to use R-15 wall insulation for 2"x4" wall and R-19 for 2"x6" walls. Also insulate all interior walls as well.

Unless done right, this method ends up looking splotchy. We had some neighbors to theirs this way and it never looked good. A good roller and extension pole and you can knock it out relatively quickly.

Both windows are coming out and a 24x26 going in on the left wall so I can look outside when I'm poopin
